Santa Cruz Children’s Museum of Discovery Grand Opening

November 19, 2014 by Seb Frey

I attended the Santa Cruz Children’s Museum of Discovery Grand Opening and Ribbon Cutting Ceremony on November 15 2014. I shot some video of both the ribbon cutting and a variety of the exhibits…which you could hardly see, because there were so many people there. In fact, they counted over 2,000 people through the doors on launch day!

Here on this page you will find two separate videos – the first is sort of a montage of the opening day, taking you on a tour of the museum as it was on launch day.

Santa Cruz Children’s Museum of Discovery Opening Day Montage

The second video is the ribbon cutting ceremony, with remarks from Patrice Keet, the museum’s founder, as well as Sam Storey, the Mayor of Capitola.

Ribbon Cutting Ceremony

The museum is off to a great start, and it has already become the new hot spot in town for kid’s birthday parties, with dozens already scheduled within the next several months. Hundreds of people have now also purchased memberships to the museum as well.

Even though the museum is off to an amazing start, it’s still very much version 1.0. The museum is in need of donations: cash, materials for new exhibits, and skilled help to run and augment the museum. I you can volunteer money, equipment, or skills, please get in touch with the museum staff to let them know what you can offer.

Aptos Real Estate Market Update for November 2014

November 17, 2014 by Seb Frey

It seems like just last week that dawn broke on the new year of 2014, but now we’re already staring at Thanksgiving, right around the corner. And you know what that means: it’s time for the Aptos Real Estate Market Update for November 2014.

Last month we reported that the median home price in Aptos had taken quite a tumble, down 16.8% from a year ago. What a difference 30 days makes! The median price for Aptos single-family homes in October 2014 was $774,000 – an increase of 5.7% compared to a year ago, and up 16.3% compared to the month before. Phew!

Not only did the home price bump up, sales volume came in higher than normal, with 25 single-family homes having sold in Aptos in October. That’s a 19% increase compared to a year ago, and also a month ago, when 21 homes were sold in both of those periods. The sales-to-list-price ratio remains unchanged: sellers got 98.4% of asking price last month, same as a year ago.

Homes sold quickly in Aptos last month, in an average of just 39 days – that’s 51% faster than a year ago, and 20% faster than the county average of 49 days for sold homes in October 2014.

You may recall that last month I reported a jump in inventory in Aptos – however, inventory has dropped since then. At this time, there are 103 homes listed for sale in all of Aptos, and of those, 28 are under contract. That works out to just about a four month supply of homes – still, a very good seller’s market.

Want the Best Price for your Aptos Home?

Why gamble on getting the best price and terms possible when selling your house? Want something more like a sure bet? Then you need to check out the SellForSure Home Sale System. A guaranteed, proven system for selling your home for the highest price, in the shortest time possible, with the least amount of hassle, uncertainty, and risk.

Just five condos/townhouses closed escrow in October, with a median price of $589,000. That’s a 80% increase over a year ago, when the median price was $327,500. Of course, given how few condos sold last month, it’s not a useful measurement of the comparative strength of condo prices last month compared to a year ago, but it’s good link-bait.

Condos sold in an average of 79 days, a bit quicker than a year ago when they sold in 81 days. Condo sellers did pretty well too in that they received 97% of asking price for their homes, compared to just 92.1% a year ago.

There are presently 30 condos and townhouses on the market, and of those, 7 are under contract with 23 available. That works out to about a 5 month supply of condos and townhouses. Remember, many of those units (11, actually) are in the Seascape Resort, which is kind of a market unto itself.

Legalization Assistance Permit Program Meeting on November 17

November 13, 2014 by Seb Frey

Santa Cruz County is holding a public Legalization Assistance Permit Program meeting on November 17 at the Episcopal Church of St. John the Baptist in Seacliff. The meeting will be held from 7:00 PM until 9:00 PM in the church’s cafe facility.

The Legalization Assistance Permit Program (LAPP) is designed to help property owners with unpermitted improvements (i.e. bedroom or bathroom additions, accessory units) bring them into legal compliance.

According to the county,

The program will apply to single family and multiple-family dwellings, commercial, industrial and agricultural structures which were altered, remodeled or constructed without required permits.

The LAPP program began on August 24, 2014 and will run only for a two-year period. Property owners who come forward to legalize unpermitted construction during this time will not be charged the “recover enforcement costs” fee but will have to pay regular permit fees, development impact fees, and possibly back taxes as well, and all improvements must comply with building, zoning, and environmental standards.  The full LAPP program guidelines can be read here.

Aptos Real Estate Report October 2014

October 21, 2014 by Seb Frey

There is no month in Aptos more sublime than October. Warm, sunny, fog-free days fade into crisp evenings. So how’s the real estate market holding up? Let’s find out in the Aptos Real Estate Report October 2014.

The median home price in Aptos in September 2014 was $665,000. Last year, the median price in September was $799,000 – so that’s a 16.8% tumble from a year ago.

The sales volume remained steady, with 21 homes sold in October – exactly the same as it was a year ago. The sales to list price ratio was strong, with sellers receiving 99.7% of asking price. This is an improvement of a year ago, when sellers received only 98.5% of asking price. The homes which sold did so in an average of 65 days – considerably longer than a year ago, when homes sold in 48 days on average.

Inventory in Aptos has jumped this month. There are now 114 homes on the market, and of those, 34 are under contract. That works out to about a 5 month supply of inventory – and this is a huge jump from last month, when there was just a 3 month supply of homes. Selling a home in Aptos just got a lot harder!

When it comes to condos and townhouses, 10 closed escrow in September, with a median price of $507,500. That’s a 20.8% increase over a year ago, when the median price was $420,000. Condos sold relatively quickly, in an average of just 46 days, down 19.3% from a year ago, when condos sold in an average of 57 days. Condo sellers did pretty well too in that they received 97.6% of asking price for their homes, compared to just 94.9% a year ago.

There are presently 35 condos and townhouses on the market, and of those, 8 are under contract with 25 available. That works out to about a 6.5 month supply of condos and townhouses. This means that once again, it’s a buyer’s market for condos in Aptos – but just barely.

Nisene Marks Trail Work Day on October 12

October 7, 2014 by Seb Frey

Advocates for the Forest of Nisene Marks
Advocates for the Forest of Nisene Marks

The Advocates for the Forest of Nisene Marks invite you to a special trail work day Sunday October 12, 9:30-12:30. Volunteers should meet at the park entrance kiosk at 9:30 for coffee and treats.

Each year State Parks requires the Advocates who build and install the bridges each spring to remove them by October 15, prior to the rainy season. They need extra people to be able to remove and store the two seasonal bridges. Come help for the whole time, or just an hour.

The Advocates is a non profit to fill in the gaps of trail maintenance, trail building, safety and general health of the Forest of Nisene Marks State Park. They have done a lot to their website to make it a resource for park users. The site provides abundant trail info as well as info on the park’s flora and fauna. Please visit www.advocatesfnm.org

They organize, in conjunction with State Park Rangers, trail work each 3rd Sunday of the month 9:30-early afternoon and always need volunteers. You don’t have to have special skills, just come lend a hand! Feels great to give back to this beautiful park and spend a few hours outdoors making a contribution!

Santa Cruz 115kV Reinforcement Project

October 6, 2014 by Seb Frey

Santa Cruz County residents and concerned citizens have joined collectively in a new grassroots group, Neighbors Organized to Protect Our Community (NOPOC), to voice their issues concerning a proposed power line project. The neighborhood alliance believes the Santa Cruz 115kV Reinforcement Project as proposed by PG&E will have an adverse effect on the surrounding hills, wildlife, livestock, agriculture, and residents within the impacted areas of Day Valley, Aptos, Corralitos, Plesant Valley, and Watsonville.

According to NOPOC, the proposed project will see greater than eighty metal poles, many as tall as 10-story buildings, erected in rural residential neighborhoods.  To put in these monumental steel structures, PG&E plans to assemble touchdown pads in an apple orchard and fly heavy cargo helicopters six days per week for 10 hours a day over properties, faculties, and companies for as much as 18 months. The venture could even require the destruction of greater than a hundred and fifty mature trees and the ongoing elimination of vegetation, which can adversely impression the ecosystem and the aesthetics of the area.
