Multi-Million Dollar Aptos Foreclosure at 631 Quail Run Road

A Multi-Million Dollar Aptos Foreclosure has returned to the Aptos real estate market. The home is located at 631 Quail Run Road, has been on and off the market for the past several years and is back this spring with a reduced price of “just” $3,790,000.  It’s a stunning hilltop estate built on 68 acres, less than five minutes to Aptos Village.  The home offers incredible Monterey Bay and forest views from nearly every room. The home features five bedrooms, 6 full bathrooms (and 3 half baths), and nearly 10,000 square feet of living space.

Another $1+ Million Foreclosure in Aptos

A few months ago I posted about a $1+ Million foreclosure that had hit the market in Aptos. That property was on Mesa Drive, and offered a nice ocean view in addition to amenities like a pool and pool house. Now, there’s another $1+ million foreclosure in Aptos. This time, the property is in Day Valley, and it too offers some amazing views. It’s located in a beautiful, quiet community of upscale luxury homes in the Forest and Meadows sub-division.

The home is massive – about 6,400 square feet and sits on nearly 2.4 acres of land. It’s only about ten years old, and boasts a three car garage, capacious master suite, granite slab counters everywhere, and marble is generously used in most of the bathrooms. It offers top of the line Miele appliances, and has a generously sized children’s play room on the southern end of the house.

While it does offer some enviable amenities, the home will not be for everyone. The home is accessed via a steep single lane driveway, with limited parking at the top by the house. The front door is accessed by walking along what feels like the “side” of the house, reached via a relatively narrow concrete walkway. The land is steeply sloped below, and it feels like there should be something else in front of the home. To make it truly magnificent, something will need to be done to give more usable space in front of the home, to improve utility and curb appeal.

$1+ Million Aptos Foreclosure On the Market

There’s now a $1+ Million Aptos foreclosure on the market! For the past several weeks up on Mesa Drive, there’s been a sign in front of the home at 7429 indicating that the home would soon be available for bidding on Hubzu.com, a foreclosure auction site. Weeks later, that day has finally come. 7429 Mesa Drive in Aptos is now for sale, with an initial asking price of $1.325 Million.

Obviously, with a price like that, you would expect something out of the ordinary – and this home is surely extraordinary! It’s just 12 years old, and has sweeping ocean views, a swimming pool, and a guest house, and backs up to a canyon full of redwood trees for plenty of back-yard privacy. It sits on a 2.475 acre parcel (although much of that is the aforementioned canyon), and offers 3,597 square feet of living space with 4+ bedrooms, 3 bathrooms, and outdoor fireplace.

Be forewarned: the house does have some issues – hey, it’s a foreclosure! There’s mold in that thar house, from some kind of leak evidently. The carpets are shot, and it’s in need of a host of other minor repairs and refurbishments (carpet, paint, wood care and carpentry, etc.). There’s no doubt, though: this is a magnificent and unique home which somebody is going to be very thrilled to own.

While the MLS lists the price at $1.325 million, the auction site lists a starting bid of $989,000. As this is an auction, there is a 4.5% “buyer’s premium” on top of the winning auction price that the buyer must pay. This auction will allow the use of conventional financing – which is good news for many buyers who don’t happen to have a million in cash lying around.
